We carry out new building projects in rural and urban environments. We advise our clients from the first approach to the project and accompany them until the end of the construction. We handle the necessary procedures with the local councils and write any required project in each case in order to obtain the building licence and habitability permit.

We carry out urban projects in both public spaces and private environments. The works we have been part of have started from processes of citizen participation, and we have enjoyed involving the inhabitants in the process of analysis and design.

At ZÜR studio we have designed and managed urban projects in which we have taken into account the gender perspective in the design process. We believe that public space is a complex area where people with different characteristics and needs have to share spaces. Our urban environments must adapt to our different realities without discrimination so that it is possible to have a communal experience.

We have been involved from the initial phase of data collection, as well as accompanying and advising of the conceptualisation, up to the design, execution and management of the projects.

We have developed projects for several city councils where we have been involved in the execution of projects with the local residents, creating together a space that they feel as their own.

Passivhaus-qualified buildings are buildings that have been built according to this German standard that defines the most energy efficient buildings in architecture. So-called ‘passive’ buildings are those that have a very low energy demand and are therefore sustainable and efficient buildings.

The standards under which Passivhaus is built, whether the construction is certified or not, are the best to apply today in public buildings, in collective housing and, of course, in single-family homes. Through a combination of high thermal insulation enclosures, sustainable wooden structures, energy efficient installations and naturally, a good design that respects the environment, the European standard is a guide for the best possible construction today.

In order to start up your new business or to transfer and set up an activity in a business premises, it is necessary to obtain a municipal licence from the local council. By presenting an Business Initiation Project (PIA), it is accredited that all the necessary conditions are met to carry out the activity in the premises and a permit can be obtained for this purpose. Local councils usually require a project signed by a competent technician.

At ZÜR studio we produce all the documentation necessary to obtain a permit for any type of business or activity. We carry out the project, the certification and the presentation at the city council so that you can open your business.

The Technical Building Inspection (ITE) is a report that describes the current state of the building, the deficiencies detected visually, the deadline for repairing them and the rating of the general state of the building. The report is prior to obtaining the Certificate of Aptitude of the Building, issued by the Administration. In general terms, the ITE is compulsory for buildings and single-family homes that are more than 50 years old and must be passed every 10 years.

At ZÜR studio, as competent technicians in this area, we carry out the entire Technical Building Inspection process, from the visits to the homes, the technical report and the formalities with the Basque Government. We also carry out certificates of reparation and use and maintenance plans.

The Energy Efficiency Certificate is a document that contains information about the energy consumption and CO2 emissions of the buildings. With the approval of decree 235/2013, it is compulsory to have the energy efficiency certificate and the energy label to sell or rent a home or a commercial property.
